What Happens After Your Offer Is Accepted?

Most clients don't feel lost when they start the home selling process. They feel lost after the offer is accepted — when inspections, attorney review, repairs, appraisal, loan conditions, deadlines, and closing details all start happening at once.

That's exactly where experience matters. After 50+ years in real estate, I've learned that the middle of the transaction is where people need the most guidance — and where a calm, experienced agent makes the biggest difference.

Inspection Period

After your offer is accepted, the buyer typically has a set number of days to complete a home inspection. This is a professional examination of the property's condition — from the roof to the foundation, electrical, plumbing, HVAC, and everything in between.

The inspection is not something to fear. It's a standard part of the process that protects both parties. If the inspection reveals issues, we'll review the findings together and decide on a reasonable response. Sometimes that means making repairs, sometimes it means adjusting the price, and sometimes the findings are minor enough to move forward as-is.

Attorney Review

In Illinois, both buyers and sellers have the right to an attorney review period. During this time, either party's attorney can review the contract and request changes or, in some cases, cancel the agreement. This is a standard part of Illinois real estate practice and helps protect everyone involved.

I work closely with your attorney to make sure any requested changes are reasonable and in your best interest. My job is to keep you informed and help you understand what's being asked — so you can make a clear-headed decision.

Appraisal

If the buyer is financing the purchase, their lender will order an appraisal. An independent appraiser visits the property and assigns a value based on comparable sales, condition, and market conditions.

If the appraisal comes in at or above the sale price, we're in good shape. If it comes in low, we have options — renegotiating the price, the buyer making up the difference, or in some cases, challenging the appraisal. I've navigated appraisal issues many times and will guide you through whatever comes up.

Loan Conditions & Financing

While the appraisal is happening, the buyer's lender is working through their loan conditions. This includes verifying employment, reviewing financial documents, and clearing any underwriting requirements. The lender will issue a "clear to close" when everything is in order.

During this period, I stay in communication with the buyer's agent and lender to make sure everything is on track. If there are delays or issues, you'll hear about it from me — with context and a plan.

Repairs & Negotiations

If we agreed to make repairs as part of the negotiation, those need to be completed before closing. I help coordinate this process and make sure the work is done properly. We may also arrange for a re-inspection to confirm the repairs.

Final Walk-Through

Usually a day or two before closing, the buyer will do a final walk-through of the property. This is their chance to make sure the home is in the agreed-upon condition and that any repairs have been completed. It's not a re-inspection — it's a visual check.

Closing Day

On closing day, you'll review and sign the final documents. The closing agent will walk you through each page. Once everything is signed and the funds are transferred, the sale is complete. You hand over the keys, and the buyer becomes the new owner.

I'll be there to make sure everything goes smoothly — answering questions, reviewing documents, and making sure there are no surprises.

The Bottom Line

The period between "offer accepted" and "closing day" is the most complex part of the transaction. There are multiple moving parts, deadlines, and parties involved. This is where 50+ years of experience really pays off.

My job is to bring calm, clarity, and direction to the middle of the transaction — so you can focus on what's ahead, not worry about what could go wrong.
