The 7 D's of Real Estate

After 50+ years in real estate, I've learned something that most people don't realize: most real estate decisions aren't driven by the market. They're driven by life.

People usually call me when something has changed — a life event that suddenly makes their housing situation different. I call them the 7 D's.

1. Death

When a loved one passes, one of the practical realities that follows is deciding what to do with their home. This is one of the most sensitive situations I handle. Adult children often feel overwhelmed — grieving, dealing with an estate, and trying to figure out the right next step.

My role is to make this as simple and calm as possible. I help families understand the options, the timeline, and the process — so they can make decisions without pressure.

2. Divorce

When a marriage ends, the marital home is often one of the biggest assets — and one of the most emotional decisions. Whether the house is being sold, one party is keeping it, or it needs to be divided as part of a settlement, I work with both parties (often through their attorneys) to handle the sale professionally and with discretion.

3. Debt

Financial pressure is one of the most common reasons people need to sell. Whether it's medical bills, credit card debt, or a mortgage that's become unmanageable, selling a home can provide relief. I help sellers understand their equity, their options, and how to move forward in a way that protects their financial future.

4. Diamonds

This is the happy one. A new engagement, a marriage, a blending of families — diamonds represent the joyful life changes that create housing decisions. Maybe the couple needs a bigger home, or they want to combine households. These transitions are exciting, and I love helping people find the right place for their next chapter.

5. Displacement

Job relocation, military assignment, or a need to move closer to family — displacement happens when life pulls you in a new direction. As a military relocation specialist and a veteran myself, I understand the unique challenges of relocating and work to make the transition as smooth as possible.

6. Downsizing / Upsizing

Sometimes the house has become too much — the kids are grown, the stairs are harder, the maintenance is exhausting. Other times, the family is growing and more space is needed. Whether you're moving to something smaller or something bigger, the process starts with understanding your options and creating a plan.

7. Diapers

A new baby changes everything — including your housing needs. Whether it's your first child and you need more room, or you're blending families and need a different layout, the arrival of children is one of the most common triggers for a move. It's exciting, and it's okay to feel a little overwhelmed by the timing.

The Common Thread

Every one of these situations has something in common: life has changed, and the home no longer fits. That's the moment when people need a calm, experienced guide — not a salesperson, but someone who can help them understand their options and take the next right step.
